The client mandated a specific brief for a recently built home to grow with a young family. There was preference to purchase on one street – the blue-ribbon, tightly held address of Hastings Parade in North Bondi.

Cohen Handler undertook a door-knock campaign of the whole street and initially uncovered an off market opportunity. This property presented reservations from the outset due to the semi-detached format, however at the right price would still have been a great opportunity. After presenting an initial offer to the vendor, it became clear that they were chasing an unrealistic price point, and we swiftly opted out of further negotiations. The property that ultimately was secured was still on the Hastings Pde, North Bondi favoured street as a free standing home ready to move into. There also boasted renovation potential as family development required.

The opportunity was first brought to the client’s attention at pre-market to a wider public campaign. However, the vendor was adamant to conduct an open inspection before selling prior. Under close consultation with the client to undertake an aggressive sourcing strategy, we made a strong offer and had acceptance after the first open inspection.
